SCHEDULE OF FEES
Home Rental Services offers the choice of two property management schemes, a ‘Standard’ scheme and a ‘Comprehensive’ scheme.

 

STANDARD SCHEME
 
MANAGEMENT COMMISSION -  7.5% of gross rent collected Plus GST

INSPECTION FEE $75.00 per inspection Plus GST

The Manager will automatically carry out a chargeable inspection of the Property at the beginning of each new tenancy and annually thereafter. In addition we strongly recommend that ‘regular’ inspections be carried out during the year. Please note that we do not charge for or write a report for a ‘Final’ inspection which is carried out with the tenant at the termination of a tenancy for bond refund purposes.

ADVERTISING FEE $25.00 per advert published Plus GST
NEW TENANT FEE $250.00 on each new Tenancy Agreement Plus GST
TRANSACTION FEE $5.00 on each transaction (payment) Plus GST
MEDIATION  ATTENDANCE FEE $25.00 on attendance at each Mediation hearing Plus GST
TRIBUNAL ATTENDANCE FEE $40.00 on attendance at each Tribunal hearing Plus GST
VIDEO RECORDING FEE $25.00 on each new tenancy Plus GST
We will forward a DVD copy of the video recording to the Owner only upon written request and at an additional charge of $25.00 (plus GST)
INVENTORY PREPARATION FEE $25.00 Plus GST

(This is a once only fee that applies to fully or partly furnished premises where the Manager is asked to prepare the chattels inventory)

 
 
COMPREHENSIVE SCHEME
 
MANAGEMENT COMMISSION -  10.0% of gross rent collected Plus GST

INSPECTIONS  

Under this scheme the Manager will automatically carry out three regular inspections per year at no charge to the Owner. Should the Owner wish us to carry out more than three inspections then a $75.00 (Plus GST) charge will apply for each additional inspection. Please note that we do not charge for or write a report for a ‘Final’ inspection which is carried out with the tenant at the termination of a tenancy for bond refund purposes.

SCHEDULE OF FEES - CASUAL LETTING FEES

For the introduction and selection of a suitable tenant, showing the tenant the property, preparing the tenancy documentation and accounting for moneys received, the owner agrees to pay Home Rental Services a fee of:             $250.00 plus (plus GST).

 

SCHEDULE OF FEES – RENTAL ASSESSMENT FEES

Home Rental Services offers two types of rental assessment for residential property. These are:

(a)    A ‘Summary Assessment’ report which is a short report that shows only the assessed rental range of the subject property. This type of report is accepted by banks and other lending institutions for loans approval purposes.

Our fee for a ‘Summary Assessment’ report is $25.00 (Plus GST)

(b)    A ‘Detailed Assessment’ report which gives more particulars of the general condition of the subject premises and thus it’s suitability for residential rental purposes. This type of report is particularly useful for property investors.

Our fee for a ‘Detailed Assessment’ report is $125.00 (Plus GST).

Please note that

(a) Our reports are assessments only and should not be regarded as valuations as may be supplied by a registered valuer.

(b) Our ‘Detailed Assessment’ reports are designed to give an overview of the ‘rentability’ of a property and cannot be relied upon for any other matters that a prospective purchaser/investor may wish to enquire into  such as may be contained in a structural, engineering, builders or LIM report.
